Looks like no house for Dustin and KJ.
The sellers took one look at our counter offer and decided to go with the other bid they had received. :( On the one hand I'm glad we stuck our guns and didn't go above the price we'd originally agreed on. On the other hand we both really wanted that house. In the end though I'm pretty sure we've got the best bargaining tool in this market, and that would time. We can afford to wait for new stuff to come on the market and for prices to drop, so in the long run I'm not all that worried.
Still, it was a sweet house.
Thanks for all the warm wishes yesterday.

Bummer! But with time on your side, you're bound to find something for the right price that is even more awesome.
Good luck with the house hunting dear!!
Keep your chin up. When I looked at (over!) 60 condos, I put an offer in on one I thought I really liked. We haggled and I walked (because he wasn't really haggling enough). Turns out it was the best decision I could've made because I wound up with something ten times better. Chalk this one up to experience and know something great will come your way!
Ah, dang! But, in this market time is DEFINITELY on your side. (Of course, that's what they tell people in hopeless situations too, so...). :) Best of luck!
I'm sorry, pumpkin. You'll find something better, I just know it!
Pollyanna out.
Something better will come along!
Sorry to hear, man. I was holding out hope for you two crazy kids.
look at it this way, the root word for mortgage is, um, mort. which is french for dead. so essentially, you have narrowly escaped death. now go seize the day!
I lost out two months ago on a house I really liked too. I stuck to my guns. Now I'm supposed to build the same model in a better neighborhood. It all works out that way for a reason, or so I'm told. If I could just sell my house now! ARGH!
